When renovating your home always remember,
" If You Want Peace, Be Prepared for War"

Most people would say its a no brainier to contact an attorney when purchasing a home right?
Well after being screwed by contractors myself I would say it is even more important to have an attorney involved in any type of serious renovation project. You deserve to be represented correctly. It might cost you a few extra dollars, but believe me it is going to be money well spent.

These Contractors and Construction Companies prey on our lack of knowledge and our trust in human beings. Once they have your money you are at their mercy, which in my experience is a painful place to be. Please consult an attorney before anything is signed or money is exchanged.

If you feel your contractor is honest it still is important to do the following.

Renovations 101
1. Ask to see the contractors Insurance Information.
It is extremely important for all contractors to have the correct insurance.

2. Request numerous Referrals -- Anyone can come up with 3-4 good referrals.

3.Make sure the contract is clear and states a budget for bathroom/tiles/ect.
What's considered extras and what's not.

4. Always get changes in written form.

5. Any changes/delays on the job are supposed to be given to you in written form.

6. Factor in 10-20% more for ad ons. You don't want to have to refinance twice.

7.Never sign a permit for the contractor to save money. The Building Dept. is there to protect you and once you sign the permit as the owner doing the work you are the one who is left holding the bag if something goes wrong.
Do not do it, it is not worth it.

10. It's never just a kitchen or a bathroom. When you have someone working on your home it could be your marriage or nest egg at stake.

If you have any other questions or concerns fell free to call me or send me an email.

Sincerely,

Charley O'Rourke
