Real Estate 101

1) Q: What is a real estate transaction like? What is the process?

A:

  • Contact me or a realtor you're comfortable with working.
  • We will get you pre-approved for a mortgage.
  • We then search for a home that meets your requirements and price range.
  • Find your dream home. I present an offer and negotiate a price for it.
  • Contracts are signed and sent off to the attorneys either one you have or we can recommend one. Attorney review can take one to ten days. (Hopefully no more than two to three). Set up closing dates.
  • Home inspection is ordered once out of review. If any issues arise we either address them and have them fixed or we can kill the deal if you're not completely satisfied.
  • The appraisal is ordered for the bank. The home has to appraise for the full value of the sales contract!
  • Attorneys order title work and survey.
  • Change utilities into your name so they are on the day you want to move in. If there is a lapse is in service same time you will have to wait a day or two for the utilities comp. to come out and turn them back on. (Very Important).
  • Closing Day: One hour before we do walk through, in order to make sure the home is in the same condition as when you agreed to purchase it, and to make sure the sellers have removed all of there belongings, then you sign your life away. Closing paper work on average takes and hour to and hour and a half.

2). Q: Can my realtor show me any house with a real estate sign on the house?

A: Yes, I can or your agent can show you any house regardless if his company's sign is on the house or another company's, as long as it is listed on the MLS (Multiple Listing Services).

3). Q: Is it a good idea to supply my Realtor with photos of my property that were taken during the peak months of the year when selling in an off season market?

A: Yes, it is always nice to be able to show potential buyers just how nice the property looks in the summer months.

4). Q: Is it a good idea to have pre-inspections done on my property before I list it?

A: It is a great idea and investment to have a pre inspection on your house before it is listed in order to avoid any surprises which could effect the transaction and cause you to loose your next home. Such as a termite inspection / Radon / and Home Inspection. Especially if you need to sell your home in order to purchase the next one!

Its also a great idea to ask your realtor to get a copy of the certificate of occupancy list that is required by your township in order to change title/ownership. Which in most cases is the home owners responsibility. 

6). Q: I go to a lot of open houses and I am working with a few realtors is that okay?

A: No! You're wasting your time and quite a few very hard working realtors who will never get paid a cent, this is an all commissions position. Once you have decided on an area you want to live you are better off working with one agent or at least a team of realtors who have your best interest at stake. This way you won't be looking at the same inventory twice. And the realtor knows you are a true and loyal client. So when a house come out that matches your criteria you will get priority and be the first buyer in the door. If you keep missing out on the home of your dreams you're probably working with too many realtors!

7): Q: Can I go to open houses with out my realtor, and if I like the house do I have to buy it through the agent at the open house?

A: Yes, You can go to every open house you drive by, and no you don't have to buy the house through the agent sitting the open house.
When you sign in to the open house you should mention to the agent sitting the house and write your agents name next to yours. If you agent tells you differently they are lying!

8). Q: My friend/family member has a real estate license, does it really matter who I list my house with?

A: Yes! It definitely makes a difference. This is probably the most important and expensive investment you'll ever make. Make sure the realtor you hire is qualified and has enough experience that you feel comfortable letting them handle your most valuable investment. "Friends shouldn't let friends hire them if they aren't qualified to do the job."
